The Problem

A GPT-4o-powered WhatsApp chatbot that engages every incoming enquiry with a natural, conversational qualification flow: project interest, budget range, timeline, and purchase purpose. It handles common questions from a RAG knowledge base and scores each lead 0–100. Scores above 65 trigger an instant agent alert with full conversation summary. The bot also autonomously books site visits for hot leads.

Analysed 6 months of closed deals to identify the 5 signals that most strongly predicted a site visit: budget, timeline, end-use, location preference, and prior viewings.
Knowledge Base Build
Indexed 200+ pages of project documentation — brochures, floor plans, pricing, FAQs, legal docs — for RAG retrieval.
Conversation Design
Scripted the qualification flow as a natural conversation tree, tested with 50 mock enquiries to tune the GPT-4o prompt.

GPT-4o produces a structured score with reasoning. n8n routes based on score: >65 immediate agent ping; 40-65 nurture sequence; <40 info drip.
